The historic commercial and industrial complex had seen many changes and alterations over its lifespan which meant the project team had to preserve, highlight, and reestablish as many historic features as possible.

Project Goals
A longtime client engaged CPG to assist with a historic tax credit application on the Petersburg Ice House (c. 1890-1920) as part of the vision to rehabilitate the historic industrial complex into a brewery and multi-family residential property.
Project Design
CPG provided building treatment recommendations to accomplish the conversion of the vacant industrial complex into a brewery and residential space, reactivating the buildings and site for continued use.
The ice house maintained its historic manufacturing use and industrial character with the insertion of brewery equipment, while previously modified storage spaces and modern additions to the ice house were converted to support spaces, including offices, restaurants, and a kitchen. The adjacent historic warehouse was restored and apartment units were sensitively inserted within the historically open space.
Challenges & Accomplishments
At the start of the project, the complex was in poor condition due to prolonged vacancy and previous damage from a tornado. Due to its previous use as an industrial site, the interior had been modified continuously over the life of the complex; modern alterations were removed to re-expose remaining historic materials and features.
Priority was placed on stabilizing the complex and retaining remaining historic evidence of its historic use. Many areas of the building were inaccessible due to poor conditions at the start of the project; as stabilization occurred over the project period, alterations to the plans were necessary to capture unknown conditions within these spaces. The team successfully rehabilitated the building into the thriving brewery and apartment complex it is today.
