Project Goals
Originally constructed in c1914 as apartments, 525 Graydon Avenue, also known as The Wellington Apartments, was thoughtfully rehabilitated for continued residential use through this project.
Project Design
While the building retained its historic footprint within main spaces and apartments at the project’s start, many systems and finishes were outdated.
CPG provided building treatment recommendations to maintain historic materials while upgrading necessary systems to meet requirements of the historic rehabilitation tax credit program.
Challenges and Accomplishments
Many of the apartment units had previously undergone changes and upgrades using modern materials that concealed historic materials.
During construction, historic materials such as historic wood flooring and Craftsman woodwork were retained and replaced in-kind where necessary. Systems and finishes were upgraded to meet the needs for continued residential use.
